Yes, no problem.

Is there a parking garage in the area?

No, there is no parking garage. You and your visitors must parc the car on the street in the direct surroundings.

 

 

Can I place a wall in the apartment?

No. You are not allowed to build a wall in the apartment.

Can I rent a parking place?

No, we don’t rent out parking places. You can ask for more information about a resident´s parking permit with the City of Amsterdam. 

Is there an elevator in the building?

No, you reach your apartment by stairs.

How do I register as a housing seeker?

Below, we describe the step-by-step process of registering with Vesteda as a housing seeker.

Select your residence and register!
View the housing listings on our website www.vesteda.com, select the complex or complexes you wish to register for, and click ‘register now’.

Enter your information and confirm your account
Enter your information and then confirm your account using the link sent to you by e-mail.

Complete your registration
Complete your registration by entering the requested information (address, date of birth, income information, etc.).
PLEASE NOTE! Vesteda applies certain income requirements as mentioned at this website. If you do not meet these requirements, you will not be eligible for Vesteda housing. If this is the case, you will receive an automated rejection message by e-mail.

Confirmation of your registration
After completing your registration, and if you meet the income requirements, you will receive confirmation of your registration. This confirmation will also indicate whether the unit or units you have selected are or are not available immediately.

Unit available
If the desired unit is available, Vesteda will select the most suitable candidate. If you are the most suitable candidate, Vesteda will contact you.

Unit not immediately available
If you have selected your desired unit and it is not available immediately, Vesteda will only contact you when a unit becomes available and you meet our criteria.

How do I pay rent for the duration of the rental agreement?

By signing the rental agreement, you give Vesteda permission to automatically collect the rent owed each month. You will not need to take any further steps to ensure the rent is paid.

How do I sign the rental agreement?

Vesteda uses a certified and secure online portal (Signhost) to sign documents digitally. As soon as you have determined a date at which you would like to begin renting the apartment, we will draw up a rental agreement. You will receive an e-mail containing a link to the agreement. You can sign the agreement by using your mouse, touchpad, or touchscreen. After you have done so, Vesteda will sign the agreement. You can then save, download, or print the definitive version of the agreement as you wish.
If you are entering into joint tenancy, both tenants will receive a link to the agreement to be signed.

Will I be reimbursed for the security deposit?

Yes, you will be reimbursed if you transfer the apartment to Vesteda as agreed and if there are no rent arrears. After you have given notice of the termination of the tenancy we will plan two inspections: a preliminary inspection and a final inspection. This gives you the opportunity to hand over the apartment to Vesteda as agreed.

Does Vesteda require a security deposit?

Yes, upon the signing of a rental contract, Vesteda normally requires one month’s rent as a security deposit from tenants in salaried employment. For self-employed persons, the standard security deposit is three months’ rent. Vesteda reserves the right to stipulate a different security deposit after reviewing your documents.

What is the notice period?

The minimum notice period is one month. After twelve months you can give notice of termination of the tenancy on any day, after which the notice period applies. You can give notice of termination of the tenancy on ‘My Vesteda’: the online portal to quickly and easily arrange all your tenancy-related affairs for the duration of your rental agreement.

I am going to start on my first job and do not have three salary statements to submit. Can I rent?

Yes, that is possible. We use your current employment contract when reviewing your application. This must apply for a period of at least six months. We would ask you for a letter of intent on behalf of your employer. Your employer would state in this letter that they intend to employ you for a longer period of time.

I am self-employed, what are the income requirements?

Divide your net pre-tax annual profits, your revenues minus your costs, by twelve to derive your gross monthly income.
Self-employed persons will normally have to provide a security deposit equivalent to three months’ basic rent. Vesteda reserves the right to stipulate a different security deposit after reviewing your documents. You will be informed of the definitive amount before you choose whether or not to use your option and transfer the deposit.

I am retired, what are the income requirements?

To calculate your gross monthly income, take your available monthly income and add 30%. In other words, your net old-age state pension and other pensions, then add 30%.

I recently lived abroad and have returned to the Netherlands. Is my foreign employment contract acceptable?

Vesteda must review where you will work for the duration of your employment contract. This specific employment contract must apply for more than six months. In summary:

This agreement applies if you will be working for a foreign company in the Netherlands.
You will not be able to rent if you are going to stop working for a foreign company and start looking for employment in the Netherlands.

Can someone else (for example, parents) rent a property for me?

No. The primary tenant must register with the local authorities as the resident of the property. It is not legal in the Netherlands to have more than one address as your primary address.

Why are there income requirements?

Vesteda works for professional property owners such as pension funds and investors. These owners are highly concerned with the quality of their housing, which is why they hire a professional property manager like Vesteda to handle their properties.

Along with giving you the best possible advice, organizing viewings, and taking care of the formalities, our task is to select the best candidates.

To do this, we use criteria such as:
– Income versus rent
– Creditworthiness
– ID fraud
– Improper use of the rental unit

The bar may seem high, but on the other hand, once you are in a Vesteda unit it is good to know that your new neighbours also meet these same standards.

What are the contract costs?

Every new tenant pays a one-time fee of €113.74, including VAT, to cover the administrative and contract costs involved in preparing and signing the rental contract.

What is the minimum rental period?

You rent a Vesteda unit for a minimum of one year. The minimum notice period is one month.

What documents do I have to provide?

We need certain documents to review your income:
– Copy of a valid ID (make a safe copy by crossing out your citizen service number (BSN)).
Tip: download the Kopie-ID app and make a safe copy with your smartphone
– Mortgage/tenancy declaration

In addition to these documents, you will need to submit the following other documents (as appropriate to your income situation).

Salaried employment:
– Three recent bank statements showing payment of your salary
– Three recent salary statements
– Statement from your employer

Self-employed:
– Annual accounts from the last two year, or
– Income tax return from the last two year

Retired:
– Copy of recent old-age state pension statement
– Copy of recent pension statement

If assets are counted in your calculation, you must send a copy of a bank statement.
If maintenance is counted in your calculation, you must send a copy of your divorce agreement.

We will evaluate you as a candidate based on the documents you submit.
When you are invited to a viewing, you will receive the instructions on how to submit your documents.

What are the income requirements?

Please look at the available apartments and review the basic rental prices. If you see an apartment you like and wish to know what the income requirements are, please check the amounts!
You calculate the rent that fits your income. The maximum rent is your gross monthly income divided by 3.5 for one tenant or by 4 for two tenants. Normally, there will be a security deposit of one month’s rent.

Are you in salaried employment?
Your monthly salary is your gross salary excluding holiday pay, bonuses, or other variable remuneration. Your continued employment must be guaranteed for at least six months, with an intention to continue thereafter. The gross salary must be based on fixed working hours that are set out in an employment contract.

Are you an independent contractor/self-employed?
Divide your net pre-tax annual profits by twelve to derive your gross monthly income. Self-employed persons will normally have to provide a security deposit of three months’ rent.

Are you retired?
To calculate your gross monthly income, take your available monthly income and add 30%.

Extra income:
If you have assets, then you may add 10% of the assets divided by twelve to your gross monthly income.
If you receive partner maintenance, you can add this to your gross monthly income.
(Child maintenance is not counted towards your gross monthly income.)

Will you be renting with your partner?
If you can demonstrate long-term cohabitation with your partner, you can rent as a couple, which means you can combine both your incomes for the purposes of calculating your maximum rent.
We do not rent housing to students, housing-sharers, or tenants sponsored by third parties.
